SONY started to patch CVE-2014-3153, so all root tools using CVE-2014-3153 won't work on the firmware released after August 2014.

It works up to 314. If Sony patches the exploit, just flash the kernel from 314 and root it. After that, flash back latest kernel.

I have teamwin recovery project v2.7.0.0 on my rooted phone.
1. if I update to official firmware 14.4.a.0.108 will I loose my recovery?
2. if then I root using v12 of easy root will I regain access to my recovery or will I have to do what you suggest after rooting in first posts.

1. Yes
2. You have to reinstall the recovery.

How did you install the recovery? Note that if you're using a custom kernel, you don't need to use this tool.

Kernel : Stock
Android version: 4.4.4 (rooted with EasyRootTool)

I used the method in the first thread in your signature. But now I wanted to update to 108 fw
