i was wondering when will the google l beta or the factory images be available for download and if available .. how will i flash themm .. like normal roms or anyother way ?

Nobody knows by now if we actually get a true working factory image to play with. In case this is a real preview, you have to grab yourself the Android SDK and learn how to use fastboot 
Why you always create a new thread for every single question about bew android ??? There is thread where you can get answers for all of your questions, new android will be available for download in the morning PDT probably about 9am to 12pm. And you have to unlock bootloader boot to fastboot and flash img files like every stock image
