the desire 820s can be rooted easly :
Just download king root from this link : http://www.kingroot.net/
and use it to get your phone rooted

Install CWM Recovery:

@Gibz97 @Mohammedyaser I hard resetted my 820s and it never turned on, neither charging nor I'm able to flash OS using SP Flash Tools. HTC Service Centre says Motherboard is dead and its replacement will cost 12000 INR (approx $200). But in contrast to his saying, I'm able to connect it to my PC and it is detected too by it, but after selecting files in SP Flash Tools and clicking on Download and then connecting the phone the red bar goes 100% and after 20-22 seconds it shows Error 4032: Enable DRAM Failed. I have tried the volume buttons too but no help....

Tested. It's not the Driver problem, the problem is that my 820s' in not connecting to PC in preloader mode, and I think the Preloader is corrupted. I cannot even install the Preloader of device on it using SP Flash Tool. My X9 connects to the PC in Preloader mode when connected in power off state, but 820s doesn't...
