Android 10 Rooted Can't Edit build.prop

You no longer need the canary version of Magisk. Version 20.00 will rebuild your boot.img and if you load busybox and use a terminal type "props" and follow the onscreen menu. you can get your tethering back. My output:
Hi guys, can you give me some tip how to get my tethering work? I just upgraded to Android 10 Jan. Rooted with Magisk 20.4. I have installed Busybox with default settings v 1.30.1

When I run terminal emulator on my phone and type props I get error message

props: inaccessible or not found

I am new to this so I am probably missing something basic. I did not realize we can't edit build.prop in Android 10 anymore. :( I am not going back to 9 again.

tether_dun_required 0 is done via adb

One more question that might be very much related. Do I need MagiskHide Props Config module installed? If so how do I do that.. I feel dumb but I can't find the way to install it.
I found some guide an it says "Install through the Magisk Manager Downloads section". Well I can't find it! Ugh...
