flashtool not flashing stock rom

I'm trying to get back to stock rom of my XZ1.
Downloaded the flashtool from here: https://xperiafirmware.com/flashtool/
And the stock rom from here: https://xperiafirmware.com/sony-xperia-xz1/

Now i follow the steps in here: https://xperiastockrom.com/flash-sony-xperia-stock-rom and i get the following log
Note: I checked the Wipe -> Sin -> USERDATA as stated in 2nd link

Now, 2 questions.

- The Error - null just after the parsing boot delivery, that affects the whole process? I have the bootloader unlocked, this is the reason?
- After i left it and said INFO - powerdown status : OKAY I unplugged the phone and rebooted, but it didnt flash anything, i still have the custom rom i had before. How i can get this to work? I want to go back to stock to be able to sell the phone
