I can apply or edit third party theme with MIUI theme editor app but after a short time it come back to default MIUI 9 theme .

What about your experience ?

The same, but I tried with MiRape.
I give up.

I tried this method and the applied theme reverts back to the normal theme a few minutes later

Dont work for me on Xiaomi.eu rom.
Cant add theme via theme-app.
Theres no Button to add third party themes.
Is that normal?

I found a way around the annoying "Error 402" when trying to apply a 3rd party/non theme store theme!


Steps I used for success:
1) Root with Magisk.
2) Download Root Explorer or a root file manager of your choice.
3) With Root Explorer mount system R/W, go to /system/build.prop, open build.prop in text editor, and change ro.build.type=user to ro.build.type=userdebug
4) Now download Miui Theme Editor and import 3rd party theme, save, and install.
5) Open theme app and apply theme with no errors.

I have tried this method, but after editing the build.prop phone couldn't boot and entered a bootloop, until I pulled it via terminal and reset to ro.build.type=user
