I know that Beta 3 is coming soon, but I found a temporary solution to the lag when running 120Hz.
Basically all you need to do is:
1. install Galaxy max Hz (from here: https://github.com/tribalfs/GalaxyMaxHzPub ), run the required ADB command
2. Open the app and scroll all the way down and enable "Force Lowest Hz" under the "Screen Off mods".
This will get the app to force proper refresh rate after unlocking the phone and will prevent it from lagging. I've been running it for 2 days on 120 Hz (I am actually using the app to run in 96Hz) and there were 0 issues.

When my phone started lagging I couldn't do anything, even if i pressed power button it just wouldn't respond. I had to switch to 60Hz until I got this fix working.The work around for me was double pressing the power button ! (Open camera)
