You can't get any OTA updates in this ROM.
Gapps are http://opengapps.org choose ARM64>Android 6.0>PicoGapps

SOLVED: its an hardware problem. went to service center and replaced the speaker

There is NO official ROM at all for land. (Redmi 3s) yet.

Yes. You can.
Bugs: maybe some really minor bugs. I haven't experienced​ any till now. You can try RR by Woivod or RR by prakash or team ghost. If you have any plans of installing then, install only ROM first, then bit the device. Once device turns on, reboot to recovery and install gapps.

Is there any reason to installing Gapps after installing RR and booting??
